The green film creeping up the north side of your house is algae, and the black speckling under the eaves is mildew. Kansas City summers are humid enough to feed both, and every winter they get a little worse until the siding reads dingy from the curb no matter how nice the yard looks.
We do not blast that off. High pressure on siding forces water behind the panels, etches vinyl and strips the finish off painted surfaces. Instead we soft wash: a low-pressure application of a professional cleaning solution that kills the organic growth at the root, then a gentle rinse. The house comes out uniformly clean, and it stays clean far longer than a pressure-only wash because we killed the spores instead of just knocking them down.

Will soft washing damage my siding or my paint?
No. That is the entire point of soft washing. We run low pressure, roughly what a garden hose puts out, and let the cleaning solution do the work. It is the method siding manufacturers themselves recommend, and it is the only method that will not void a vinyl siding warranty.
What happens to my landscaping?
We saturate every bed, shrub and patch of grass with clean water before the solution touches the house, and we rinse everything again when we finish. Pre-soaking keeps plants from absorbing anything, and it is standard on every job we run, not an upsell.
How long does a house wash take?
Most single-family homes in the metro take two to four hours depending on square footage, how many stories, and how heavy the growth is. You do not need to be home, though we are happy to walk it with you if you are.
How long will it stay clean?
Because we kill the algae rather than just rinsing it off, expect 12 to 18 months before it starts coming back. Heavy tree cover or a shaded lot will shorten that.
